James Gavin was the sixth child and fourth son of Matthew Gavin and Marion Park. He was born in Lanark County, (Upper Canada) in March, 1860, but grew up in Prince Edward Island, Canada. He was an adult when his parents moved to North Dakota. He appears to have owned land there by 1886.
